Lovely modern property, extremely comfortable bed and very helpful and kind owner. We really liked the location - a couple in our 50s, we like to walk and found it a safe and pleasant area to walk around. Across the road from a park with some ancient ruins and also easy to walk to all the main historic sites in 20 to 30 minutes through another 2 lovely and quiet parks. Tuk tuks and grab also very accessible if needed. We ventured into Ayutthaya town on the other side of the parks and didn’t think it was as nice or quiet an area. Lots of good restaurants and street food in walking distance in the evening. The owner was very helpful and knowledgeable. The property is kept spotlessly clean and has everything you need for a comfortable stay. Photos are from park which is 5 minute walk from the property

Best thing about this place is the service of the staff and the location! The main temples are across the street and within 15mins walk. So many eateries so you're spoiled for choice and the night market is so close. The breakfast was so charming, from eating out everyday, it really felt like home cooked meal cooked with care. There is a restaurant in front of the house that is super convenient. I would also recommend you take the tours that staff can organise you. We took the boat cruise and wish we took the longer boat cruise. Please don't miss doing this as its a great way to experience the temples at dusk. The staff organise everything so it is way cheaper and more exclusive since you have the boat all to yourself! There was a lot of travelling so the staff helped us organise a Van to get back to Bangkok. Would definitely stay here again.

Excellent location. It's close to the night market, and the main attractions are walkable. Hosts are friendly, and always on hand to offer assistance. The bedding is very soft and comfortable. It's clear that every effort has been made to make guests comfortable. If you arrive by train, walk down the road opposite the station to reach a ferry which will take you across the river. You can hire bikes from the opposite side, or walk 10 mins to reach the guesthouse.

Located on the outskirts of the city but well within reach of Ayutthaya by car, the villa was clean and comfortable with plenty of space throughout. The attention to detail in every aspect showed the commitment and hard work by Sayvhann and his family to make our stay as exceptional as possible. There really was nothing more we could ask for and would definitely recommend this place to anyone thinking of staying here.
