Note however that the tracks for the tram area being replaced so there is bus service that will get you to the nearest U-Bahn station. There is a tram (#25) two blocks away from the hotel that takes you to the Munich town centre in 40 minutes . There is no lift facilities so if your room is on the second floor then you need to climb a lot of stairs.
