It was the second time I have stayed in this beautiful and comfortable house, away from the corporate hotel atmosphere, what makes all the difference for feeling at home. And, again, it was lovely! We had a small doble room, which was very suitable for us. Excelent bed, god bath, all very clean and well kept. Breakfast was huge and delicious! Located in a beautiful and peaceful street and still very close to maind road with pubs, restaurants,market and public transport. And to top it all, staff were fully available, most helpful and very kind and smilling. Coming back to Leeds no doubt will stay here again!

This hotel is lovely. It's a 30 minute walk from central Leeds and 20 from the university, where I was going to a concert, so it was ideal. The location is quiet and the grounds are lovely- spotted a horse and some squirrels as I was leaving! The breakfast is fully cooked and delicious. The room and bathroom were spacious, and the facilities were great. 100% recommend.

For us, the location is ideal. Close to family, plenty of restaurants nearby. Welcome at check in was lovely. Such a pleasant lad- tall, lots of curly hair, Daniel (?) Enquired about our journey, finding the hotel. Room was generous, lovely to have a bath, not just shower. Love the discount voucher idea if you don't have room service. We've chosen other hotels over you before, but no longer.

Very poor, disgustingly dirty, with staff who shout at you...

Very poor, disgustingly dirty, with staff who shout at you rather than talk at a normal volume. Marked/stained bed sheets, dried noodle in throw, facel matter on toilet seat, mildew and mould on tiles and windows, damaged doors and chipped wood in wardrobes.

Overall awful experience, staff are rude and abrupt .Not made welcome at all.Booked 3 nights and on reflection we should have left after 1st night.We have enjoyed many stays at this hotel.But has gone down in levels of service massively.

X84 bus stops outside which takes approx 40 mins to get to...

X84 bus stops outside which takes approx 40 mins to get to Leeds centre. If going to the arena you want to be off at stand Merrion C. The last bus back to hotel from Leeds Merrion was approx 23:15 and the bus stop is to the left of Walkabout, just make sure you are at the right one for X84, you want to be off at Bramhope Church Hill.

Stayed 1 night, Lots of people checking in could not access their rooms due to key cards not working. Beds were hard and uncomfortable, did not get much sleep. Car park was packed with 2 large coaches taking up lots of room. Drove round 3 car parks several times before someone departing vacated a spot. Car park appears to be used for airport parking long stay. Bathroom was tiny, had a problem getting in due to tight access round the door. Would not stay here again.

I really wish we were only there for one night, I don’t think it was the best of places to stay at, if I had known this would happen I would not stay there, no customer services spent most of my time waiting to speak to reception and not really getting any help

very beautiful area i would recommend staying in the city centre if you don’t drive as my journeys took about 1hr 30 using public transport and from 7-25 mins in the car, you basically can’t walk the bus is your bestie or uber

Can over to watch a rugby match with an evening kick-off. Didn't fancy the late drive home (40 miles) in the dark. Therefore I stayed overnight in your fabulous Hotel. The current rugby season has now ended but will doing exactly the same with an evening kicko-off next Season. Many thanks, David.

Having read the recent reviews I was a little concerned about my stay. However, the hotel was excellent. Everywhere was very clean and the staff were superb nothing was too much trouble for them. The food was good and reasonably priced as was the drinks.
