This hotel has a special factor in that it has a natural thermal spa in its garden! What a delight to be able to try out the 3 ponds next to the river, where we saw a visiting seal. All the meals we had were exceptional value and quality abs the staff were warm and welcoming.

Good location (self-drive) which is near to most of the tourists spots. The environment is so beautiful and serene. In the morning, we can see cows outside the small bnb 😊. Great breakfast 👍. Our host, Alyson and Tim are great people. Alyson took care of us to the tiniest details, making our stay perfect. She baked us muffins twice during our 6-day stay. Thanks Alyson. We miss the place!

We loved it here! Kylie and family were such wonderful and warm hosts. Kylie was very responsive to messages and provided pictures to help check in go smoothly. The space was as pictured and was beautifully decorated/appointed. We were welcomed with a freshly baked loaf of country bread and a refrigerator stocked with every thing we needed for breakfast including some almond milk for my vegan companion. The bed and sofa couch were both very comfortable. At night, being away from town we could see the stars! Kylie had such nice touches like high end shampoo/condition/lotion, a USB plug, nice linens, pretty plates and stoneware, and absolutely every thing you would need in the kitchen. We were going to Hobbiton and were looking for a place nearby to stay so we would not have to drive to Rotorua or Hamilton after. It's 18 minutes away and we couldn't have picked a better spot. Believe me we looked at the other options in the area and this one was far better by strides.

This was an amazing stay! Our family of 5 was visiting Hobbiton and we needed a place where we could all stay together comfortably. This house had everything we needed and lovely unexpected touches like chocolates and coffee! Definitely recommend to anyone visiting the area.

A lovely restoration of an Old Lady!

A lovely restoration of an Old Lady! Setting beautiful, rooms warm and cosy. Food was fantastic, complements to the chef! A couple of suggestions. A light or 2 at the pools would be helpful, it was pitch black at 5.30pm, we couldn't see a thing!! Also, the changing room needs a complete overhaul. The hotel was full but the bar was closed at 9.00pm and the lounge not long after so nowhere else to go. Suggest you have the bar/lounge open longer as many guests were disappointed cause they wanted to relax and enjoy the warm lounge around the fire!

Monty the dog was very friendly the owners could take a leaf out of his book. When I booked in all the owner was interested in was the money. The day before I booked out I notified the owner that I was leaving 5.00am in the morning and what to do with the keys. The owner said "have you paid" I said 'yes' she said leave the key in the room. No, did you have a nice stay or thank you for choosing our place or safe travels none of that just 'have you paid'. No understanding of hospitality. The shower was a trickle (don't try to wash your hair) it was an effort to get the toilet to flush, the room was constantly full of flies, 6 night stay and the bed was changed twice room clean a few times (the cleaning staff were lovely). It appears the owners are only in it for the money and do not care about hospitality, hygiene, comfort or value for money (you are not nice people).

I really liked the way that the hotel had retained its old world charm and atmosphere. Hadn't given in to tacky touches, but kept to the integrity of the furnishings etc. A very comfortable bed, as well.

The hot pools are cool, in the forest by a roaring river. We stayed in a spa unite, so we sat in a spa pool at night! So much hot water sitting! The natural hot pools aren't very hot though. I like to seek out pools that are about 40, and the hottest was maybe 38 degrees? Still fun to go to, and an adventure. The golf club looks ok, although we don't play golf. The area stinks of cows, but unfortunately that is most of New Zealand, now, and nothing the hotel can control. But it should be a larger issue for this country, and not one that anyone is really addressing. Cows everywhere! Peeeyew!

The hotel matches the photos, so keep your expectations in check. Despite its age, it exudes a certain charm. The bed is comfortable, breakfast is enjoyable, and the highlight is the heated pools. The staff is wonderfully friendly and kind.
