Such a beautiful place to arrive to - gorgeous house set in a stunning crescent of other beautiful houses which is close to the town centre. The house is very close to town and the beach and we parked out front and walked everywhere. The rooms are well appointed, very comfy and super quiet. The little touches are everything - nice wee tea tray with some Scottish treats and lamps with USB ports. The shared area is just beautiful and very tastefully decorated. The kitchen is equipped and we found the wee.patio a nice place for a cuppa. The message you receive before arrival makes self.check in very easy and they also provide a parking permit - thankfully as one is needed for the whole crescent. We also found the location very easy for getting to Dunure, Burns Museum, and, Culzean. A really wonderful three night stay - thank you!

Absolutely lovely B&B, with beautiful comfy rooms. Parking was easy outside, and it's handy to town for restaurants. Breakfast was excellent, and the room was immaculate, but the highlight were the hosts, who were chatty, welcoming, and professional all at once. And the little touches in the room were fantastic, such as plenty of milk for tea (why do so many places only give you enough for one cup?), and even a welcome card. Couldn't fault a single thing!

Stayed in Irvine bay several times as we visit Irvine alot. This is always my 1st choice when booking. Private secure entry system and everything you need for an overnight. Fantastic cafe right across the road called puffers always worth a visit for breakfast or lunch. Beach is a short walk along the stunning harbour and really close by to the shopping centre, railway station and plenty of pubs and restaurants to choose from.

Had a fabulous room with a view although we were in a family room have no doubt the other rooms were just as good. Very clean, spacious and mattresses were very comfortable. Owner was very helpful and friendly, best place to stay on our trip. Coffee & tea in room and welcome guide suggested some nice places to eat. Guest house has so much history and the harbour area is great for a nice walk. Directions were good and place easy to find and book in with no problems. Highly recommended and will definitely stay again...tks Andrew

W.e stayed in a room above the bar which was rocking on arrival, once in our room we could not hear the noise which was great. The view over the Harbour was great. Great value for money and a tranquil location. Very pleasant staff and easy to deal with. Very clean room
