The guest-house has opened recently and everything is brand new. It is an old, traditional house, with very welcoming and sweet hosts. Except of the fact that everything is crystal clean, the location is super peaceful, minutes walk from everywhere. The breakfast included in the price is all you can imagine and NOT even imagine. Vegetatian options provided without even asking, which made me even happier! I hope they keep their standard this high in the future too, because the hospitality and the value is absolutely amazing! Would recommend without hesitating.

Absolute best value for the money! The room was inexpensive and had many great qualities of a more expensive room. The location is within 2 minute walk from the East Gate of Khiva old town and 3 minutes from the Caravanserai's free entrance next to the Gate. The room was large, clean, carpeted. The beds were comfortable. The bathroom was also large and clean. The shower faucet was a bit used but nothing bad. The AC was strong. The wifi was excellent. The room had a giant jug of drinking water and several small bottles for my use. Breakfast 7am to 10am was excellent. The staff was very nice, didn't speak English but we spoke thru Google translate very easily. She gave me her WhatsApp so l could reach her anytime of the day and she always responded within 2 minutes. She accommodated me by making me breakfast at 6am because l had an early flight. l highly recommend this place.

This tiny hotel is perfectly situated, just a 2 minute walk from the West Gate of the old town. Breakfast was varied and served in the courtyard. The staff was very friendly and the room was exceptionally clean.

The location is great, right outside the walls of the inner city. Easy to walk all around and see the sites. The room was comfortable, with a view of the mosque with minaret. Loads of hot water! I slept super well. The family was very welcoming and when we checked in early they provided us breakfast and when we checked out really really early, they gave us breakfast to go.

Everything!! Hatice was amazing 👏, she spoke fluently english, and she was an amazing host. The room was clean, and the area was very quiet, perfect for sleeping. Ac and wifi worked great. I was 4 min walk from the main tourist attractions. Breakfast was delicious and various every day. I extended my stay and stayed 5 days in total.

    Excellent location in the heart of the old city. You can walk everywhere from here. Our room was comfortable with a good bed. The host family was friendly. We did not speak each other's languages but got by with Google Translate. The breakfast spread was nice although some of it looks more like it is put there for decoration (like walnuts without a nutcracker). We were offered tea on different occasions which was a nice touch.
