Njivice 11 is a detached villa in the village of Njivice, a few steps from the sea and beach, with stunning views down the bay of Kotor to Mount Lovcen, Herceg Novi and to the mountains beyond.
Re-decorated and partly re-furnished for 2023, this fully furnished and equipped villa has a light airy feel with two bedrooms and a sofa bed in the large upstairs sitting room, sleeping a maximum of six. The spacious downstairs terrace overlooks the fishing harbour below.
Both terraces enjoy full morning sun, but have full shade in the heat of the day. The harbour below enjoys full sun throughout the day and is used as a local sunbather’s haven.
From the road, public steps lead down to the front door and then continue down to the small harbour with an adjacent pebble/shingle beach. Behind the property is a small area containing two lemon trees and clothes lines. If the lemons are ripe during your stay, please pick some for your gin & tonic.
The terrace is a lemon's throw from the sea and a grape vine threads through the terrace railings. The grapes are ripe in late September, so if you are there then - enjoy.
Secure parking for two cars is available - 50m away.
In 2003 my wife Alexandra (Alex) & I had the thought of buying a property abroad but could not agree on where. I recalled fond memories of skippering Charter Yachts in what then was Tito's Yugoslavia in 1980, and so we decided to visit first Croatia and then Montenegro. Following that visit, we bought Njivice 11 in 2004, being some of the first tourists to visit the country following the Yugoslav wars of the 1990's. Following a full refurbishment, we had our first holiday there in 2005, and now offer Njivice 11 for holiday rental. We hope that you enjoy our house as much as we have.
A full English-speaking agency service acts on our behalf that will liase for your arrival, take care of any problems and give advice on excursions etc. Airport transfers can also be organised on request.
The property is sited within a short journey to the Herceg Novi end of the Primorska Planinarska Transverzala (PPT; translated as the Mountaineering Coastal Transversal, the Coastal Hiking Transversal or the Adriatic transversal) which is an epic 10 day hike along the coastal mountains of Montenegro.
So, if you're a keen walker, this is the place for you.
Local Facilities:
A local Village Shop and Restaurant is within easy walking distance, turn left at the top of the steps. Booking for the restaurant is essential and may be made at the shop.
Turning right at the top of the steps, and walking up the street brings you a lift, take the lift to go to a restaurant and bar with views across the bay.
At the end of the street is a 4* Hotel, with limited access to their facilities. (Access is at the whim of the hotel, and changes without notice)
The property is a 40 minute drive from Dubrovnik or Tivat Airports from which there are daily flights to and from Gatwick. Alternatively, flights are available to Dubrovnik from Bristol, Birmingham & Manchester or to Tivat from Heathrow. The flight time from London is about 2½ hours.
Njivice is located almost exactly equidistant between Dubrovnik and Kotor, which makes it an ideal position from which to explore both Croatia and Montenegro.
Within 24 hours of your arrival into Montenegro you MUST register your presence either at a Police Station OR at the Tourist Office.
Although the village of Njivice is quiet, In full season music from the town of Herceg Novi may be heard from across the water.
Insects & Mosquitoes: Although Njivice 11 is not inundated with insects, they do exist, so we recommend that you bring your own preferred type of insect repellent, as we cannot fulfil all our guests requirements in terms of allergies or preferences.
The local shop does sell a few of the most popular local types, and we have found the plug-in wall socket liquid type that runs constantly to be the most effective.
