ANY VIOLATION (YES EVEN PARKING) WILL RESULT IN AUTOMATIC EVICTION. OCCUPANCY - Overnight Occupancy 4 people. (after 9pm) *** - Daytime Occupancy may not exceed 4 people without written consent. NOISE - City of Newport Beach Quiet Hours 9pm - 7am. (Tenants must comply with Newport Beach Municipal Code Section 10.26.015 pertaining to acceptable Decibel Levels, 55 DBA (7am-9pm) and 50 DBA (9pm - 7am) - Amplified Music is not Permitted. Music may not be heard at the property lines at any time of the day (that includes music coming from inside the home). If neighbors can hear music, you are in violation of the City Ordinance. PARKING - No Parking on property. Guest must utilize the balboa Pier Lot (Paid) or park in the (free) neighborhood/street parking. ADDITIONAL RULES - Must be 30+ Years old to Rent - All reservations created for a same day check in are subject to a 5pm check in time. - No Smoking (Marijuana & Vaping included) on or inside the premises. - No Parties/Unauthorized gatherings - No Patio Access after 10pm - Children under 18 must be supervised at all times. - Comply with the Trash Schedule posted inside your Rental Home. -Washer, Dryer, BBQ, and Patio are Communal to all tenants in the apartment complex PETS - If a pet is brought to the property without notification, a charge will be applied to your reservation. -Tenants are responsible for all penalties and fines incurred during their stay including but not limited to Newport Beach Municipal Code Section 5.95.020 regarding Occupancy and Municipal Code Section 5.95.050 (A) regarding Disturbing the Peace.
